Every day, hundreds of properties change hands in Quebec, most without our knowledge. That was before we got interested in it… Here are the latest transactions that caught our attention.
A residence in Montreal’s Notre-Dame-de-Grâce (NDG) district has found a buyer for $1,815,000.
Located at 4199 Kensington Avenue, this residence was built in 1930 and renovated several times since then to include an office, five bedrooms, four bathrooms and powder room, a finished basement and a large 369 square meter terrace of land.
Until then, it belongs to 36-year-old Quebec hockey player Derrick Brassard, whose career in the National Hockey League (NHL) is probably over, but he has yet to officially announce his retirement.
Between 2007 and 2023, the center player wore the colors of nine NHL teams, namely the Ottawa Senators, Edmonton Oilers, Philadelphia Flyers, Arizona Coyotes, New York Islanders, Colorado Avalanche, Florida Panthers, Pittsburgh and Pittsburgh Columbus Blue Jackets.
The former Drummondville Voltigeurs, originally from the Outaouais, purchased the home for $1.7 million in December 2020 from Entreprises Lönn Inc, owned by Francois Bouchard, Olivier Robiot and Marie Bernadette Mosser.
The construction company became the owner of the property in July 2019 following a $700,000 transaction with the estate of artist, playwright and professional choreographer Cynthia Hendrickson Peterson.
At the last assessment roll, the residence was assigned a value of $1,568,600. This is an increase of $440,100 or 39% from its previous estimate of $1,128,500.
In 2023, the municipal tax on this property was $9,178. A transfer tax of $35,433, payable to the City of Montreal, was added to the purchase price for buyers.
